The University of Arizona, Tucson Retail, LLC and KB Home/US Lennar Homes have undertaken a major mixed-use project that will excite Tucson residents and enhance economic development in Southern Arizona. The Bridges will occupy an undeveloped, 350-acre site adjacent to Interstate 10 in south-central Tucson at 36th Street and Kino Boulevard. The project’s design will reflect the rich history, culture and diversity of Tucson while enhancing its role as a high technology center serving a regional community. The Bridges, a distinctive, master-planned environment, will integrate residential and commercial development with recreational and educational opportunities. It will truly be a bridge between the past and the future, substantially enriching the quality of life in Tucson. It will create an impressive, vibrant and energetic center, serving not only local residents, but also the Southern Arizona region and northern Mexico.
The centerpiece of The Bridges, and perhaps most critical for the economic growth of our region, will be the Arizona Biosciences Park, a proposed ±3 million sq.ft. facility destined to solidify Tucson’s role as a leader in the global life sciences arena. The Bridges is proposed to also include an executive hotel, housing for graduate students and visiting scientists, an innovative high school and a skills training center which will prepare students to participate in expanding scientific fields.
KB Home/US Lennar Homes are proposing to build approximately 700 architecturally distinctive homes at The Bridges, offering residents a unique lifestyle at a close-in location where they live, work and play. Open spaces will provide homeowners with separation from the commercial and research areas, while parks and recreational facilities will add to the desirability and warmth of the neighborhood.
A great place to live, work and play also includes great shopping and entertainment facilities. Tucson Retail, LLC will create Tucson Marketplace at The Bridges, a state-of-the-art, ±1,000,000 square-foot retail center. Tucson Marketplace is proposed to be anchored by Costco and other nationally-known general merchandise, grocery and home improvement stores and smaller, category-specific retailers. Proposed cafes, restaurants, banks, movie theaters and other lifestyle-oriented specialty shops and services will meet the needs of the neighborhood, the Biosciences Park employees, and shoppers in the region from as far south as Mexico. The retail center’s design is locally-influenced with significant and timeless architectural details, extensive indigenous landscaping, bus routes, pedestrian walks and bike paths connecting with existing Tucson trails. Tucson Marketplace will be an important component in meeting the live-work-play goals of The Bridges, attracting hundreds of thousands of visitors each year and providing jobs and services for Tucsonans.
